Just spec it. You will be fine....unless you regularly park under trees.
That's the issue, I do (and have no choice but to due to TPO on the tree in question).

I think you might be overthinking this? If you want a roof, spec the roof it’s under warranty anyway and is unlikely to cause fault even if you lived in a forest!

Every year I have to sweep up several wheelie bins full of sticky blossom from our driveway. Believe me, it would be less of an issue if we lived in a forest!

Porsche won't make a penny out of a non leaky roofs or from flushing Cayenne owners tubes out!!!!

Was taken to A&E in one of those about 46 years ago after a bad injury playing football. And people moan about ambulance services today

Seriously, it took me 30 minutes to clear my drains, you are definitely over thinking this.
