If the mileage is genuine, then it's certainly a low mileage car. It has 14 way comfort seats which is why the ad talks in terms of "leather seats" but no leather anywhere else. The 18" wheels were the standard fit for a Gen 2 S. Used car prices are still a bit mad but the asking price is not that far from what the original list price would have been. Could well be a good buy.

Yes, I agree about the wheels, and also the Warranty runs out in Summer,not sure when it next needs a service.

Looks like it was serviced at 2 years, so intermediate service (may even have just been given an oil change give the very low miles) - next one should be at 4 years (major service) in June 2023. The car might call for an oil service before hand dependent upon the use, short journeys etc but its not done enough miles to trigger that currently and possibly wouldn't in the next 12 months dependent upon your use. Warranty can be extended, Porsche may require a 111 point inspection before accepting though,
Brakes (as longs as they're not pitted with rust) should be fine, as will tyres. Not enough miles to really test many of the other common issues such as timing cover leaks, transfer case etc. panoramic roof drains might be worth a check, but its one of those things that buying from cazoo will be down to you in your grace period after purchase.
Looking around there are other cars elsewhere at the same pricing..
